With a healthy £200K budget, this homeowner wanted to transform their home into a contemporary and practical show piece. Including a new ground floor extension, layout renovation, and top floor addition, this project gave our designers plenty to get stuck into, as they found stylish solutions to this period property’s challenges. Here’s how they tackled this Wandsworth brief!
This home already boasted a rear extension but had yet to resolve the L-shape design of the property. This is common in old houses and often leaves dead space floating next to the rear of the property. We decided to add in a side extension to square this away and to open up the ground floor. This allowed us to create a beautiful kitchen, diner, living room combo. Rather than go for classic open plan, we’ve proposed using shelving to create a broken plan layout, keeping the kitchen distinct from the other spaces. We’ve also made sure to include plenty of glazing so every inch of this space benefits from natural light. Alongside a series of skylights in the side extension, we’ve also included a fully glazed wall at the back, which capitalises on the character of the pitched roof.
Adding in a new loft extension can be a challenge in a built-up area like London. This is why we kept this dormer subtle, so as not to impact the exterior of the period property too much, and make it much more palpable to the local authority. With this new upstairs space, we were able to take this home’s bedroom count to six, as well as squeeze in another bathroom for the upstairs occupants to use.
With so much money invested in this project, we wanted to make sure no potential went to waste in the process. Throughout the design process, our team worked closely with the homeowners to make sure we got their dream list of features. Alongside gorgeous glazing, they also wanted underfloor heating and a utility room. They wanted to enjoy a formal sitting area to the front of the house, plus an adaptable space between there and the kitchen to enjoy family activities. Our team not only worked to include all this into their architectural drawings, our platform made sure they were covered for every other step of the journey, including managing the technical details to help them comply with building regulations. Now this family has everything they need to build this project with confidence!
